As the national capital and largest city in Malaysia, Kuala Lumpur is one of the most populated and happening places in our country. Incredibly dense with an estimated population of 1.73 million as of 2016, it is not really that surprising to say that high-rise properties are the preferred choice to stay in the heart of the city.

Notwithstanding the fact that it is one of the favorite hotspots by tourists around the world, Kuala Lumpur is also one of the most sought-after places to embark on career opportunities, for locals and expatriates alike. With that said, staying in either a condominium or serviced residence would be an ideal choice.

With many up and coming condominiums and serviced residences to meet such growing demands, you will want to make sure that at least some of these important features are available before settling down. Life in Kuala Lumpur is already fast paced; try to minimize as much fuss as possible so that your house can complement your lifestyle needs, instead of being a drag to you.

Location as a Top Feature for Your New Condo or Serviced Residence in KL

According to PropertyGuru’s Malaysia Property Market Sentiment Survey conducted late 2016 among 1,013 respondents, location (98 per cent), security and safety of the property location (84 per cent) and property size (73 per cent) emerged top from a list of 18 factors shown.

When it comes to location, it should ideally suit your lifestyle needs. To be more specific, the condo you will be staying at should be convenient enough to commute to your workplace, be in touch with your personal network of people (family and friends alike) and easy access to amenities and places of interest.

Put this as your top priority before going in for the long-term commitment.

Security and Safety 

It is inevitable that the more populated a place is, the higher the tendency of committed crimes. It is a given that each new condominium or serviced residence project must have some form of security system/solution to safeguard the perimeter. Go through this list and quickly analyze if the new condo that you wanted to purchase at least has these security and safety features:

  1. Guard post: Visitor and resident entrance/exits and card-based access (additionally can be used in lifts to access respective floors)
  2. CCTV: Strategically placed security cameras to monitor human traffic areas
  3. Windows and grills: Sturdily built and safe for children

Size Really Matters 

This is a feature that seems like an easily obvious thing to be figured out, yet overlooked by many. For example, if a person is looking to buy a new condominium or serviced residence in KL solely for the initial purpose of having a working career there, chances are he/she will get a small-sized unit such as a studio apartment. Why wouldn’t they, since it is just the right size and relatively easy to manage?

It might sound like a broken record to you, but think it through for the long term. How long will you stay here for your career? Do you have any plans to start a family at the place you will potentially stay? Are the facilities provided sufficient for you and your loved ones for now and the future? 

These are just some of the common questions; you might even have some unique questions/concerns that unfortunately may not have straightforward answers. However, it will become much clearer when this approach gives you a correct frame of mind before you settle in.

The takeaway here is that size really does matter when you give a more serious thought on how the property should serve you in the long run!
