What is M Privilege Loyalty Programme?
M Privilege Loyalty Programme is a programme drawn up with benefits and privileges promoted by Mah Sing to reward purchasers in recognition of their support and loyalty towards Mah Sing.
Who is eligible to be a member of M Privilege Loyalty Programme?
Any person or company has purchased property directly from Mah Sing is entitled to become a member of M Privilege Loyalty Programme. In the case of more than one purchaser in the purchase of the property, each purchaser in the Sale and Purchase Agreement (SPA) is entitled to the M Privilege membership by invitation and will be given an individual account. For corporate purchaser, M Privilege membership will be given to the corporate purchaser under its registered company name. The corporate purchaser may not nominate its director(s) or shareholder(s) or any other party as member of M Privilege.
Am I entitled for M Privilege membership if I purchase Mah Sing property through agent, secondary or sub-sale transaction?
No, M Privilege membership is exclusively offered to the purchaser who has purchased Mah Sing property directly from Mah Sing only.
How do I apply to become a member of M Privilege?
No application is necessary. Mah Sing will issue a M Privilege Card to every qualified purchaser after the purchaser has executed the Sale and Purchase Agreement (SPA) and has paid no less than twenty percent (20%) of the purchase price of the Mah Sing property.
When will I receive my M Privilege Card?
When the purchaser has paid no less than twenty percent (20%) of the purchase price of the Mah Sing property, it will take approximately one (1) month for us to process and send the M Privilege Card to the purchaser at his/her last known address. In the event of joint purchasers, the M Privilege Card will be delivered to the principle purchaser.
How do I activate and validate my M Privilege Card?
No activation is required before use.
How does M Privilege categorise the 3 types of M Privilege Card to the qualified members?
The type of M Privilege Card issued to a qualified member is determined by the accumulated value of the Mah Sing property purchased by the respective member from Mah Sing directly as follows: -
  1. Classic
    Accumulated value of Mah Sing property purchased up to RM1,000,000.

  2. Gold
    Accumulated value of Mah Sing property purchased of RM1,000,001 to RM3,000,000.

  3. Platinum
    Accumulated value of Mah Sing property purchased of RM3,000,001 and above.

Is my M Privilege membership upgradeable?
Yes, Mah Sing shall from time-to-time upgrade a member’s M Privilege membership based on the latest accumulated value of Mah Sing property purchased from Mah Sing directly. The accumulation of the latest purchase is only valid, provided if the member has executed the Sale and Purchase Agreement (SPA) and has paid to Mah Sing a sum of not less than twenty (20%) percent of latest purchase value. For an eligible and upgraded member as stated above, a new M Privilege Card in its latest upgraded category shall be issued to the said member. This shall supersede the previous M Privilege Card. Similarly, a member’s M Privilege membership could be downgraded, in the event that the latest property purchase of the said member that had upgraded him before, has been terminated or cancelled.
I have bought a Mah Sing property with 2 joint purchasers. Is the value of the purchase the same for my other 2 joint purchasers or will it be divided equally among the names stipulated in the Sale and Purchase Agreement (SPA)?
In the case of more than one purchaser in the purchase of the property, each purchaser in the Sale and Purchase Agreement (SPA) shall be entitled to the full value of the purchase price in calculating the accumulated value of the Mah Sing property purchased individually.
I have previously bought a property under the joint name with my husband, and I am interested in purchasing a new property by joint name with my sister. Will my personal total accumulated value be increased for this next purchase?
Yes! The new final purchase price value will be added to your personal total accumulated value once the member has executed the Sale and Purchase Agreement (SPA) and has paid to Mah Sing a sum of not less than twenty percent (20%) of the latest purchase value. Your sister will enjoy the same value in her own personal total accumulated value in our record.
I have bought Mah Sing properties under my own name and also under the name of my company. Can I combine the value of my purchases to justify the type of M Privilege Card for me?
No. The value of these properties cannot be combined to justify the type of M Privilege Card. You will be holding one M Privilege Card issued under your name, and another M Privilege Card issued under the registered name of your company.
Is M Privilege membership transferable? Is my M Privilege membership transferable to my immediate family members?
M Privilege membership is non-transferable.
How is the Buyer Repeat Purchase (BRP) Discount given on my next purchase of Mah Sing property if I purchase Mah Sing property from Mah Sing direct sales personnel?
You must be an eligible member and present your valid M Privilege Card at the time of purchase to Mah Sing direct sales personnel in order to be entitled to the Buyer Repeat Purchase (BRP) Discount. In the case of joint purchasers, you must be one of the purchasers in the Sale and Purchase Agreement (SPA). For bumiputera M Privilege members, discount is based on the net bumiputera price. Discount will be given in the form of a Credit Note. Discount given is not transferable to cash. In the event of any cancellation or termination of Sale and Purchase Agreement (SPA), the discount shall be null and void, and will be recovered from the purchaser/said sales. Buyer Repeat Purchase (BRP) Discount is only applicable to the participating project(s) and will be subject to the change and review of the terms and conditions from time to time. I have introduced a friend(s) to purchase property from Mah Sing. When can I claim the Buyer-Get-Buyer (BGB) Reward?
Firstly, you must be an eligible member and have presented your valid M Privilege Card when introducing the friend/friends to Mah Sing prior to the signing of the booking form and making of the payment of booking fee by such friend/friends. Such friend/friends must not be an existing customer of Mah Sing or had approached Mah Sing directly with the intention of purchasing a Mah Sing Property before your introduction. After the said friend/friends has/have executed the Sale and Purchase Agreement (SPA), has/have signed Letter of Offer or Letter of Acceptance and has/have paid to Mah Sing a sum of not less than five percent (5%) cash after rebates and discount of the purchased price, Mah Sing will pay the Buyer-Get-Buyer (BGB) Reward by way of cheque to you. Alternatively, Mah Sing may give you other forms of rewards such as voucher, gifts or any equivalent form. Buyer-Get-Buyer (BGB) Reward is only applicable to the participating project(s) and will be subject to the change and review of the terms and conditions from time to time. I am the shareholder of the Corporate Member and I intend to purchase a Mah Sing property under my name. Will I be entitled to Buyer Repeat Purchase (BRP) Discount?
No. For M Privilege membership given to the Corporate Member, the Buyer Repeat Purchase (BRP) Discount is only applicable to the Corporate Member’s next purchase of Mah Sing property. The Buyer Repeat Purchase (BRP) Discount is also applicable to the next purchase of Mah Sing property by the subsidiary(ies) of the Corporate Member, provided that the Corporate Member is, at the time of such purchase, the major shareholder of the said subsidiary(ies) holding more than 51% share in the said subsidiary(ies), and/or the director being the major shareholder in the said subsidiary(ies). The Corporate Member and/or the said subsidiaries is/are required to furnish us with the latest Form 24 and any other supporting documents for verification purpose.
I am an existing member of M Privilege and I intend to purchase a property from Mah Sing under my company’s name. Is the company entitled to the Buyer Repeat Purchase (BRP) Discount?
No, the company is not entitled to the Buyer Repeat Purchase (BRP) Discount. However, you are entitled to the Buyer-Get-Buyer (BGB) Reward if you would like to purchase the Mah Sing property under your company.
We are a Corporate Member. One of our directors would like to purchase a property from Mah Sing. Will our director be entitled to Buyer Repeat Purchase (BRP) Discount?
No, the said director cannot enjoy the Buyer Repeat Purchase (BRP) Discount. However, your company may enjoy the Buyer-Get-Buyer (BGB) Reward if the director is introduced by your company.
I am a corporate nominee card member and I have introduced a friend(s) to purchase property from Mah Sing. To whom will Mah Sing pay the Introducer’s Rewards, the company or the nominee?
Mah Sing will pay the Buyer-Get-Buyer (BGB) Reward to the company registered name on the condition that the nominee had presented his valid M Privilege Card and introduced the non-member purchaser personally to Mah Sing directly.
Could my M Privilege Card be terminated or cancelled?
In the event of any cancellation or termination of the Sale and Purchase Agreement (SPA) prior to the complete handover and full payment of the property, the M Privilege Card and M Privilege membership will deem to be cancelled and terminated. All the previous unclaimed privileges entitlement such as Buyer Repeat Purchaser (BRP) Discount, Buyer-Get-Buyer (BGB) Reward and Buyer Birthday Surprise (BBS) will be voided and invalid.
In the event of lost, stolen or damaged card, can I request for a replacement card?
