  1. Select a unit.
  2. Fill up the booking form and pay the booking fees.
  3. Sign off a package letter (if applicable), a PDPA form and a TNB form
  4. Apply for a housing loan from bank.
  5. Once the housing loan is approved from the bank, the purchaser is required to sign the letter of offer.
  6. Sign loan agreement and SPA.
  7. Proceed for SPA stamping and pass the loan agreement to bank for execution.
  8. A stamped copy of the SPA will be forwarded to purchaser for their self-keeping.

It is an affordable home for the middle-income group who is born, residing and working in the Federal Territory.

No. Every application of RESIDENSI WILAYAH project must have the original copy of letter of oath which have been signed by a Judge/Magistrate/ Commissioner Of Oaths. A photocopy or scanned copy is not accepted.

Firstly, select the project you’re interested in and fill up your particulars in the project portal. Print out all the documents and go to the Commission of Oath for a “sumpah” procedure. Upload the sumpah copy to the project portal with the necessary supporting documentation as per checklist. Hand over the original copy of the document to the developer, preferably by hand.

Yes, retirees are eligible to buy Residensi Wilayah units, subjected to the terms and conditions which have been enforced.

RESIDENSI WILAYAH requires a restriction of sale for 10 years from the date of the first Sale and Purchase Agreement signed.

Carpark Allocation

All car parks have been pre-allocated to the respective units for SIFUS submission in order to obtain the APDL approval. No changes of car park lots can be made after the submission.

Under the new strata management act, all car parks must be allocated by developer and approved by the relevant authorities before developer may begin selling the units. Therefore, we are unable to change your carpark location after approval.

You may refer to the Joint Management Body (JMB)/Management Committee (MC) for permission rent it out (usually using guest car park). However, buying an additional lot is definitely not permitted as the car park allocation has been submitted to authority and no further changes / add on can be done.

No. Your car park lot is deemed as part and parcel of your purchase in the SPA.

Renovation/Construction

Purchasers are not allowed to enter the project site during its construction. This is strictly due to safety reasons and non-coverage of insurance under the Contractor All Risk Insurance Policy.

However, purchasers can view the construction progress photos through the MY Mah Sing App. Photos will be updated on a quarterly basis.

ACADEMIC / PROFESSIONAL QUALIFICATION(S)

Admiral (R) Tan Sri Dato’ Seri Abu Bakar Bin Abdul Jamal was the 10th Chief and the first four-star Admiral of the Royal Malaysian Navy. Admiral (R) Tan Sri Abu Bakar served the Royal Malaysian Navy for almost 40 years both at the staff and command levels culminating in the highest office of The Chief of Navy from 1998 to 2002.

Admiral (R) Tan Sri Abu Bakar was the former Chairman of Affin Fund Management Berhad and also the former Chairman of several companies covering diverse industries post his retirement including naval and marine, property development, construction and automative. He was also a former Board member of Lembaga Tabung Angkatan Tentera (Armed Forces Fund Board).

In recognition of his services not only to Malaysia but also towards promoting international and regional understanding and peace, Admiral (R) Tan Sri Abu Bakar was bestowed the Panglima Setia Mahkota award carrying the title Tan Sri. In addition, he also received international recognition in the form of the following awards:

  1. Bintang Jalasena Utama by Indonesian President Abdul Rahman Wahid on 28 August 2000
  2. Legion of Merit by United States President Bill Clinton on 6 October 2000
  3. Knight Grand Cross of the Most Noble Order of the Kingdom of Thailand by His Majesty King Bhumibol Adulyadej R on 24 February BE2544 (Gregorian 2001)
  4. Legion d’ Honneur by President of France, Jacques Chirac on 17 June 2001
