Defect Liability Period

24 months from the date of Vacant Possession Notice. However, you may refer to Clause 29 of your SPA for final confirmation.

During DLP, the Developer will be responsible for the defects of the unit as stipulated in the SPA. The developer shall not be responsible for any damage or loss to the unit caused by renovation, theft or vandalism. Please submit a Defect Notification Form (DNF) and key to the Customer Service Department when notifying them of a defect.

Please report the defects to Management Office by filling in the Complaint Form.
To assist the Management Office in rectifying the defect more efficiently, please provide the following information when submitting the Complaint Form:
i. Photo on the defect(s)
ii. Detailed location of the defect(s)

We wish to clarify that the set of keys kept by us is solely for rectification purposes and we are not obliged to take care or be responsible for the loss of your belongings. The Defect Liability Period (DLP) does not cover any damages or losses due to theft and vandalism even though one set of your property keys are in our keeping. Property owners have the option to keep all the keys and make arrangement of repair works by appointment basis. You may also appoint a representative to be present during the rectification period to avoid disputes.

Vacant Possession

1. Upon issuance of VP Notice to the owners to take vacant possession, owners are given 14 days from the date of VP Notice to settle all outstanding bills (inclusive of other charges) before collecting the house keys from the Customer Service Department.
2. You will take possession of your unit after having paid all monies payable under the Third Schedule of the Sale & Purchase Agreement.
3. Please be reminded that if you did not take vacant possession of the unit as per the notice, you shall be deemed to have taken vacant possession of the unit as per the notice date.

a) Pay all the outstanding amount including advance Maintenance Charges, deposit for utilities and bulk meter, assessment fees, interest charges (if any) within 14-days from the VP Notice.
b) Purchaser to select a date for Vacant Possession appointment via MY Mah Sing App.
Please be advised that the appointment is on first come first serve basis and subject to slot availability.

It is advisable to arrive 15 minutes in advance at the Customer Service Centre. Light refreshments will be served and the whole process of handing over the property keys and unit joint inspection will require approximately 1 to 1.5 hour(s).

Yes. Please fill in the “Authorisation Letter” and email to crm@mahsing.com.my prior to the day of key collection.

You may use the MY Mah Sing App to cancel and reschedule your current appointment 3 days beforehand. Otherwise, kindly contact your Customer Service Representative.

In strata property, Developer will purchase the first year of Fire Insurance on behalf for purchaser and the Fire Insurance certificate and/or Cover Note will be attached in the Notice of Vacant Possession upon announcement of vacant possession by developer.

In such situation, kindly inform your bank to withdraw the insurance premium proposed by the bank and upon receiving your fire insurance certificate and/or cover note from developer, you may extend a copy of the Fire Insurance Certificate and/or Cover Note to the bank.

Insurance Pay

Purchaser has the right to object to this regulation imposed by the Bank; and/or prior to the ‘Notice of Handling Over of Vacant Possession’ to the purchaser. It is the obligation of the developer and contractor to keep the building insured and not the bank.

Developer has to abide by the Strata Title Act where it is compulsory to take up fire insurance coverage and other prescribed risks for strata properties. As such, purchasers are obligated to abide to this act and to cancel the policy with their end-financier.

The Centre bank of Malaysia had issued a directive to the institution of Banks on the avoidance of double coverage. Purchaser can lodge a formal written complaint on this to Centre bank of Malaysia and copy to Developer’s Credit Department for record purposes.

ACADEMIC / PROFESSIONAL QUALIFICATION(S)

Admiral (R) Tan Sri Dato’ Seri Abu Bakar Bin Abdul Jamal was the 10th Chief and the first four-star Admiral of the Royal Malaysian Navy. Admiral (R) Tan Sri Abu Bakar served the Royal Malaysian Navy for almost 40 years both at the staff and command levels culminating in the highest office of The Chief of Navy from 1998 to 2002.

Admiral (R) Tan Sri Abu Bakar was the former Chairman of Affin Fund Management Berhad and also the former Chairman of several companies covering diverse industries post his retirement including naval and marine, property development, construction and automative. He was also a former Board member of Lembaga Tabung Angkatan Tentera (Armed Forces Fund Board).

In recognition of his services not only to Malaysia but also towards promoting international and regional understanding and peace, Admiral (R) Tan Sri Abu Bakar was bestowed the Panglima Setia Mahkota award carrying the title Tan Sri. In addition, he also received international recognition in the form of the following awards:

  1. Bintang Jalasena Utama by Indonesian President Abdul Rahman Wahid on 28 August 2000
  2. Legion of Merit by United States President Bill Clinton on 6 October 2000
  3. Knight Grand Cross of the Most Noble Order of the Kingdom of Thailand by His Majesty King Bhumibol Adulyadej R on 24 February BE2544 (Gregorian 2001)
  4. Legion d’ Honneur by President of France, Jacques Chirac on 17 June 2001
